Am I required to make my property available to Section 8?
Nope, you’re not required to make your property available to Section 8. Simple as that. -
Are you licensed?
You bet we are. We’re a licensed brokerage, fully legit and ready to roll. -
Can I reach you after hours?
Of course, you can email us anytime. We’ll get back to you as soon as possible, usually by the next business day. We do our best to answer calls and emails within 24 hours, but hey, we’ve got lives outside of work too. We’ll get back to you when we can. -
Can you put the money directly into my account?
Absolutely. Sign up for ACH, and we’ll deposit your money right into your account every month. Simple, quick, no hassle. -
Do I get to see the lease or sign it?
You can definitely review our lease to make sure you’re on the same page. But just so you know, only the tenant and our property manager will sign it. -
Do you sell real estate too?
Yes, we do! If you need help with any buying or selling, we’ve got you covered. Leasing or sales, we’re here for it. -
How and when do I get my checks?
We’d prefer you sign up for ACH, but if you really need a physical check mailed, we can do that too. Just know there’ll be a small fee to cover the extra costs. -
How is rent collection handled?
Rent’s due on the 1st. If it's not paid by the 2nd, it’s late. Late fees kick in on the 3rd. We’ll do everything in our power to get tenants to pay before the 10th. If not, we move forward with legal action and get them to court. We’ll either get paid in full or they’ll get removed. -
How long of a lease do you sign?
We typically start with a 12-month lease. If everything goes smoothly during that first year, we’ll offer the tenants a 24-month renewal. Simple and straightforward. -
How much security deposit do you charge the tenant?
We charge $100 more than the rent. For example, if rent is $1,000, the security deposit is $1,100. -
How soon can you start managing my property?
If you're not already under management, we can get started as soon as the management agreement is signed and we’ve got all the info we need—usually 2-3 days. If you're currently under management, we’ll need 1-3 months' notice. -
What type of properties do you manage?
We manage single-family homes. Clean, simple, and effective. -
What type of reports do I get and how often?
You’ll get monthly owner statements—clear and concise, so you always know where your money’s at. -
Who holds the tenant security deposit?
We typically hold the security deposit for legal reasons. It’s the simplest way to keep everything above board.
